Whitsundays expansion continues with Cannon Valley acquisition

Gold Coast-based Alder Developments has further cemented its presence in the Whitsunday region acquiring a 100-hectare parcel of land at 1405 Shute Harbour Road, Cannon Valley.

The land, located on the corner of Gregory and Cannon Valley Road has been acquired with the vision of building a master planned community consisting of more than 500 residential lots plus open space and parkland for Whitsunday residents to live in and to raise their families.

Alder Developments General Manager Greg Tupicoff says Alder Developments assessed dozens of alternate opportunities before deciding to secure the Cannon Valley site which is positioned on the major road leading into the Whitsundays township of Airlie Beach.

“This master planned community project will be delivered in 20-plus stages over the next 10-plus years providing a range of diverse houses, retail, commercial, and educational land uses for the growing market along with parklands with shaded areas, play areas, utilities, and community facilities for the enjoyment of residents and locals alike,” says Mr Tupicoff.

“The development will serve the families of the Whitsundays by offering affordable land to the market in the area which the Whitsundays Regional Council has designated in their 2021 Structure Plan as the desirable growth areas for the Whitsundays.”

The announcement follows Alder Developments’ initial expansion into North Queensland with the acquisition of the last major subdivision in the suburb of Airlie Beach, a 24-hectare development known as Airlie Summit.

Airlie Summit has development approval for the creation of 89 new residential lots, including two super lots suitable for higher density apartment style units, and is actively selling, with construction of the current stage complete and selling.

Mr Tupicoff says the Cannon Valley acquisition further reinforces the company’s commitment and confidence in investing in the Whitsunday region.

“Our continued investment in the Whitsunday Regional Council area is underpinned by our founder Greg Alder’s genuine love of the region having spent many winter holidays here along with time spent on business retreats and meetings,” says Mr Tupicoff.

“We believe the major public and private investment in the Whitsundays area is an excellent backbone for small to mid-sized private investment which can deliver beautiful development for the ongoing growth of the Whitsunday region.”
