Cannon Valley Master Planned Community

Alder Developments has acquired this 102.2 ha parcel of land which is currently a farm site located along the main arterial road into Airlie Beach. This property fronts Shute Harbour Road and Gregory Cannon Valley Road sitting 12 minutes from Airlie Beach, 15 minutes to Proserpine and 55 minutes to Bowen.

The objective of this project is to create a Master Plan that is designed for Whitsunday residents to live and raise their families. The Whitsunday region has a significant shortage of rental accommodation for workers and given the region has a focus on tourism, affordable rental accommodation will be an element included within the master planning. To cater for the families and rental accommodation, a mix of allotments sizes will look to be offered, subject to council approval.

Integration and connection with future development within the Greater Airlie Beach Growth Area, expansive public open space integrating sustainable stormwater management and protection of remnant vegetation has been factored into our master planning.

VISION

The vision is to create a tropical and shady community that promotes and enables activity and fun for its residents. Multiple movement paths and loops will facilitate a healthy and active community. Utilising the drainage corridors and the streets to provide lush planting zones will provide an environment that is cooler, shadier, has a sense of community and will become a huge asset for the residents.

THE DEVELOPMENT

This land is zoned Emerging Community with it being included in the Proserpine to Airlie Beach Structure Plan 2022.

Master planning concepts have been undertaken to lodge with the Whitsunday Regional Council for a range of supporting uses, such as commercial, retail, service industrial, education, community, open space activities.
