Beenleigh’s most coveted commercial spaces are up for grabs with The York’s premium SoHo suites and retail spaces hitting the market.
Just four premium SoHo spaces (small office or home office) are available in what will be the first major office development in the district in over a decade, signalling a unique opportunity for a rare few to secure their own commercial space in the $40 million mixed-use precinct.
Holistic Property Group’s James O’Dwyer, who has been appointed to market the SoHos, says the spaces have been cleverly curated to be functional for a wide range of uses spanning commercial, retail, and residential. “Each SoHo is dual-level and has the potential to be conveniently split into a separate commercial and residential area,” said Mr O’Dwyer.
“There’s the option to utilise the upstairs kitchen, bathroom, laundry, and a studio-style space for a combined living, dining and bedroom. Alternately, the entire area can be kitted out as a fully functional commercial space. The versatility of these unique spaces will appeal to a wide range of businesses including law firms, marketing agencies, boutique retailers, hairdressing and beauty services, health and wellness providers or fitness studios.”
With two SoHo’s located on York Street and two on John Lane, each offers a total of 119.5sqm with spacious high ceilings scaling up to 4.85m from floor to ceiling. The SoHo spaces are available for lease for $400 per sqm. The ground floor retail component has the potential to be occupied as a 173.5sqm single tenancy or split into two 86.75sqm tenancies and is available for $700 per sqm.
Each SoHo has an allocated car park space and is within walking access to public transport along with access to loading docks, commercial bins, and public toilets. Signage opportunities on both York Street and John Lane along with street frontage ensure great exposure for businesses within the precinct.
“A government tenant has already been secured for a long lease on the entire office component of The York, which is the first A-grade commercial tower for the Beenleigh precinct,” Mr O’Dwyer said.

Designed by Conrad Gargett and being built by Alder Constructions in partnership with investLogan and Alder Developments, The York is located at 96-98 York Street, Beenleigh. The $40 million development has created more than 100 construction jobs and will generate an additional 140 full-time jobs upon its completion in mid 2021.
