Alder Developments has released 5,600sqm (NLA) of new ‘A’ grade office accommodation at a prime location on Siganto Drive, Helensvale. The brand new commercial building, to be known as M1 Connect Business Hub, will offer large floor plates ranging from 500sqm – 2,300sqm over three levels.
Alder Developments General Manager Greg Tupicoff says M1 Connect Business Hub will provide a rare corporate office opportunity, with the flexibility to subdivide. “The large floor plates will appeal to State and Commonwealth Government departments, and corporate tenants seeking high quality office space in a central location with easy access,” he said.
“We are seeking suitable tenants to lease the premises either in one line or secure whole floor tenants with lease terms of at least seven years. We are also seeking a suitable commercial tenant to occupy the ground floor with road frontage such as a café, gym, convenience store or similar amenity.”
The Gold Coast based development and construction company purchased the 4,180sqm site for $3.4 million earlier this year. The Alder Group’s $4.5million headquarters, ‘Alder Place’, also occupies a prime position on Siganto Drive.
Colliers International office leasing national director Bo Veivers says M1 Connect Business Hub is coming to market at the right time as vacancy rates continue to tighten on the Gold Coast.
“There is virtually no genuine competition in the Northern Gold Coast office precinct, with an undersupply of corporate office accommodation in the area,” he said. “There is currently a flight to better quality office buildings on the Gold Coast; combine that with the tightening office market supply and this presents an exceptional opportunity for corporate tenants.”
Mr Veivers says the convenient location is ideally suited to organisations from the Gold Coast and wider south-east Queensland office markets that want ‘big brand’ exposure in a convenient location. “M1 Connect Business Hub occupies a high profile location with more than 140,000 passing vehicles per day,” he said.
“With direct access to M1 to the north and south, it provides easy access for staff to Brisbane’s Southside, Scenic Rim, Logan, Northern NSW and Gold Coast. There is easy access to public transport with nearby bus connectivity to Light Rail and Heavy Rail linking to Varsity Lakes and Brisbane Airport, with ample secure off-street parking provided.”
Construction is scheduled to commence in Late 2019.
