M1 Connect is complete and open for business

Construction is now complete on Alder Development’s $30 million commercial office space in Helensvale – M1 Connect Business Hub, adding over 5,000sqm of ‘A’ grade office accommodation to an undersupplied market.

Positioned in the Gold Coast’s northern growth corridor, the 5,300sqm (NLA) modern and professional office building on Siganto Drive is now open for business.

CBRE senior director Tania Moore says there’s a continuation of the flight to quality in the commercial office market, with office vacancy rates sitting at just 8.1 per cent and continuing to tighten across the city.

“The first half of 2022 saw net absorption across A and B grade stock totaling 8,782 sqm with now less than 6,000sqm A grade office space remaining across the city, and less than 13,000sqm of B grade office space available,” she said.

“M1 Connect has added over 5,000sqm of A Grade office space providing a high quality offering which has been lacking in the Gold Coast’s major growth corridor, and it’s available now as an alternate solution to the traditional CBD offering.”

With large floor plates of 2,300sqm over three levels, M1 Connect provides a rare corporate office opportunity, with the flexibility to subdivide from 150sqm.

“Typically, big businesses or those looking to expand resort to spreading across multiple floor plates or tenancies,” Ms More said.

“M1 Connect provides corporate tenants the opportunity to consolidate their operations by securing whole floors, with a range of options for small to medium businesses also available.”

M1 Connect is positioned close to two of the Gold Coast’s highest growth suburbs and fastest growing regions in the nation – Pimpama and Coomera.

“The Gold Coast has a dominance of SME’s where decisions makers seek headquarter locations within a 5-10 minute drive time from their homes,” Ms Moore said.

“There is virtually no genuine competition in the northern Gold Coast, and with direct access to the M1 to the north and south, easy access to public transport and secure free off-street parking M1 Connect is a unique offering if people are looking to shift from the conventional CBD markets.”

Local business Vested Equities has secured 160sqm on level 1 on a seven-year lease and is relocating from prominent commercial building 50 Cavill Ave in Surfers Paradise.

“We don’t need to be in a CBD location, what is most important is that we are positioned in a convenient location for our people,” Vested Equities Director Stuart Mcclure said.

“We have staff living all over the Gold Coast as well as a small Brisbane team that often travels down to work with us on-site. M1 Connect is easily accessible from south and the north.

“We also want to make our staff feel good about coming to work, so providing high quality end of trip facilities is imperative – it’s what we’ve been used to and what our people have come to expect. The modern new amenities and recreation spaces at M1 Connect were a real selling point.”

Alder Developments general manager Greg Tupicoff says the building offers elevated social amenities, with an activated foyer complete with a cafe, end of trip amenities, an outdoor recreation area and secure parking.

“M1 Connect Business Hub has been specifically designed to offer flexible spaces and collaborative meeting areas, while ticking all the boxes for an enhanced work environment for employees to enjoy,” Mr Tupicoff said.

“With the help of the award-winning design team at Cottee Parker Architects, we have successfully created a standout building that captures the attention of the passing M1 traffic while providing office space and amenity that is very much desired yet undersupplied in the northern corridor.”

Alder Developments purchased the 4,180sqm site for $3.4 million in 2019. The Alder Group’s $4.5million headquarters, ‘Alder Place’, also occupies a prime position on Siganto Drive.
