Alder Developments has officially launched Aspire Industrial Park to market, delivering 11ha of rare, developable, High Impact zoned land within the city’s leading industrial precinct.
Aspire is conveniently located in the Yatala Enterprise Area (YEA) – the largest zoned industrial land area on the Gold Coast.
Alder Developments General Manager Greg Tupicoff says Aspire offers the only vacant High Impact land currently in the market, with 15 lots ranging from 4000sqm to 12,000sqm now available.
Alder Developments also holds 65ha of land between the Gold Coast and Logan, with plans to expand its commercial and industrial portfolio
“A study by UPS Planning Consultants shows there is only 67ha of under-developed High Impact land in Yatala-Stapylton, and Aspire represents 16 per cent of this land,” he said.
“Businesses will be able to operate 24 hours a day, seven days a week, in an ideal location, so it’s perfectly suited to industries that require heavy truck transport and use of machinery at all hours of the day.
“Aspire will be best suited to manufacturing, transport and logistics, construction services, food processing, brewery or beverage manufacturing, and distribution centres.”
Alder Developments purchased the land in May 2017, and is teaming up with sister company, Alder Constructions, to custom design lot sizes and buildings to accommodate any type or size of industrial business.
“With our in house civil, building, town planning and financing expertise, we are able to deliver high quality industrial premises, with flexible land and building sizes and packages available, including a full turn-key option,” Mr Tupicoff said.
“The lots are now selling from $1.34 million, and with clearing underway we are on track for earthworks to commence mid-year, with completion scheduled for December.
“The land at Aspire is flat, easily accessible in a flood free area and will be ready to be built on.”
Mr Tupicoff says Aspire will appeal to companies that want ‘big brand’ exposure in a convenient location.
“Efficiency is the key to business and Aspire is less than two kilometres to the M1 Motorway, with easy highway access” he said.
The YEA forms part of the Gold Coast’s rapid growth corridor and is already home to a multitude of national and international industry leading businesses including Carlton United Brewery, Visy, V.I.P. Petfoods, Caterpillar and Flexopack.
